Cronulla. Winner.

Our dual occupancy at Cronulla took out its category at the MBA NSW Excellence in Housing Awards — Town Houses or Villas / Dual Occupancy: $1M – $2M.

Two homes across one frontage, each with its own material language, built side by side on a single site. The judges saw what the photos don't: the setout, the party wall, the services, and two of everything coordinated through one programme.

To our clients, thank you for backing the detail. To our site team, our subbies and our consultants — this one is yours as much as ours.

Burraneer. Winner.

Our waterfront rebuild at Burraneer took out its category at the MBA NSW Excellence in Housing Awards — House Alterations & Additions: $5M – $6M.

Entered as an alterations and additions job. New structure, new roof form, pool, landscaping, a full internal fitout and a private jetty — on a tight waterfront site with nowhere to put anything and the water at your back. Sequencing was the whole job.

"Two projects. Two wins.

At this year's MBA NSW Excellence in Housing Awards, both of the projects we entered took out their categories.

01 Cronulla — Town Houses or Villas / Dual Occupancy: $1M – $2M
02 Burraneer — House Alterations & Additions: $5M – $6M

Two very different jobs. A dual occupancy where two homes had to share one frontage, one boundary and one programme. And a waterfront rebuild entered as an alterations and additions job that was anything but.

Both were won by the people on the tools. To our site team, our subbies and our consultants — and to the clients who backed the detail on both — thank you.

"Deep water at the back door.

Private jetty, pontoon and lit walkway at Burraneer. Marine works, seawall and landscaping all had to tie back to the house build and to a separate approval pathway.

Working over water adds a layer to every trade — access, tides, plant, and a much shorter list of subbies who can do it properly.

That's the wrap on Burraneer. Thanks to our clients, our site team and every subbie and consultant who put their name to it.

"The approach.

Concrete, crazy-paved stone, planting and a lighting scheme designed to be seen at dusk. The entry sequence at Burraneer does a lot of work before you ever reach the front door.

Concrete finishes are a one-shot job — the pour is the finish. No second attempt, no patching that won't show.

"A view from the bath.

The main ensuite and dressing at Burraneer — glazing to the water, stone floors, integrated joinery and lighting run through the ceiling detail rather than surface mounted.

Every service in a room like this has to be set out before the linings go on. There is no adding a downlight later.

"Wake up to that.

The main bedroom at Burraneer opens straight onto the terrace and the bay beyond. Full-height glazing, recessed tracks, and a ceiling detail that hides the lot.

Sliding units this size are a crane job and a long lead item. Order early, plan the lift, build the programme around it.

Our waterfront rebuild at Burraneer has been named a finalist in the MBA NSW Excellence in Housing Awards — House Alterations & Additions: $5M – $6M.

Entered as an alterations and additions job, but the scope reads as a new build — new structure, new roof form, pool & private jetty refurbishment, landscaping, a full internal fitout , all on a tight waterfront site with no laydown area to speak of.

Sequencing was the whole job. More of it over the next fortnight.
