Concrete, crazy-paved stone, planting and a lighting scheme designed to be seen at dusk. The entry sequence at Burraneer does a lot of work before you ever reach the front door.

Concrete finishes are a one-shot job — the pour is the finish. No second attempt, no patching that won't show.

"A view from the bath.

The main ensuite and dressing at Burraneer — glazing to the water, stone floors, integrated joinery and lighting run through the ceiling detail rather than surface mounted.

Every service in a room like this has to be set out before the linings go on. There is no adding a downlight later.

"Wake up to that.

The main bedroom at Burraneer opens straight onto the terrace and the bay beyond. Full-height glazing, recessed tracks, and a ceiling detail that hides the lot.

Sliding units this size are a crane job and a long lead item. Order early, plan the lift, build the programme around it.

Burraneer. Finalist.

Our waterfront rebuild at Burraneer has been named a finalist in the MBA NSW Excellence in Housing Awards — House Alterations & Additions: $5M – $6M.

Entered as an alterations and additions job, but the scope reads as a new build — new structure, new roof form, pool & private jetty refurbishment, landscaping, a full internal fitout , all on a tight waterfront site with no laydown area to speak of.

Sequencing was the whole job. More of it over the next fortnight.

"A garden on the roof.

Planted roofs over the living wings at Cronulla. Structural allowance, drainage, waterproofing and irrigation all coordinated and signed off long before a single plant went in.

They look effortless from the yard. They are not.

Glazed tile, stone and daylight.

The main ensuite — deep blue glazed tile against honed stone, a skylight over the wet area and a screened courtyard behind the bath.

Waterproofing and falls in a room like this is what separates a good bathroom from a callback in two years. Get the membrane and the setout right and the finishes look after themselves.

"Same site. Different character.

Where one house leans warm and textured, the other goes light — stone benchtops, tiled splashback, a fluted island and a stone fireplace wall in the living beyond.

Two kitchens, two joinery packages, two colour schemes, one programme. Running both dwellings through the same trades without either falling behind is the part that never shows up in photos.

Lined, level, and open to the north.

The main living and dining runs the length of the ground floor and opens straight out to the garden. Timber-lined ceiling, glazed brick walls, curved joinery to the kitchen and a void over the dining table.

A lined ceiling leaves nowhere to hide — every board, every joint, every service pe*******on has to land where it's drawn. Credit to the carpenters on this one.

Two homes. One frontage.

The job at Cronulla was a dual occupancy that doesn't read as one. Two dwellings sharing a boundary, each with its own character — face brick and a perforated screen on one side, battened timber and rendered blades on the other, planting softening both.

Getting two distinct houses to sit comfortably side by side on a single frontage is the hardest part of a dual occ. Setout, services, two of everything on one site.

Cronulla. Finalist.

Our dual occupancy at Cronulla has been named a finalist in the MBA NSW Excellence in Housing Awards — Town Houses or Villas / Dual Occupancy: $1M – $2M.

Two homes across one frontage, each given its own material language. Over the next couple of weeks we'll walk you through it — the frontage, the joinery, and the detail that took the longest and shows the least.
