Good evening all,
Thank you for all the support and recognition of the facility we built and the great beers we produced, but Rose and I could not move past the deeper issues that COVID brought to light although we somehow managed to create something unique for the Tiffin area that will be hard pressed to recreate on the scale of which we did accomplish. It doesn't have to be the end of all things, but it would be nice to see someone/somewhere consider the options of what a 24k sq foot facility with the greatest infrastructure to expand their own brewing dreams/current brewing business into a NW Ohio footprint without the hassle of working it from the ground up.
Some of the rough details of the building and our facility.
5500 sq ft of dedicated production area with a 7bbl ABS system (7bbl mash 7bbl kettle, 15bbl HLT, 15bbl CLT), 1 15bbl Unitank Fermenter, 3 7 bbl Unitank Fermenters, 1 15bbl Unitank Brite, and 1 7bbl Unitank Brite already set and a grain mill is set to grind grain fresh into the mash for each batch. The cold line glycol side has an additional 19 ports already set up to expand for setting tanks into service with minimal effort. The steam boiler side has an additional 2 ports for expanding the brewhouse configuration or adding a smaller test batch system/custom steam cleaning system as potential options. There are also an additional 8-10 water ports past the water treatment system that can be considered for alternate products requiring exemplary water profiles for product. The rest of the brewing eq (bottler, 40k 12 oz bottles, growler/tap stations, kegs, custom built walkin, all the extra kind of stuff) is also part of the complete sale.
The front office has 1500 sq ft of customizable area. 2 finished bathrooms, 1 unfinished utility bathroom, 4 potential office areas, lab area, and finished with its own heating/AC unit separate from the rest of the facility.
The Warehouse area has been used for various large scale events, but can easily be converted to use that has 3 shipping docks and unfinished but usable and considerable upgrades to the structure have kept us busy since 2016. The area is quite open and customizable to need.
The entire building is sitting at about 98% LED lighting and we attempted to make the efficiency of the property a priority from the start. All the old industrial area windows have been fully insulated and capped along with a lot of structural repair as the foundations of the building structure itself is quite sound and given the proper attention from what we first started with in 2016.
