Hot Water Tank Safety During a Municipal Water Shut Off
When your municipal water supply is shut off, your hot water tank can still be safe to use — but you must take specific steps to prevent dry firing, which can cause rapid damage to electric elements or gas burners.
Why a shut-off is risky
When the main water supply is closed, no new cold water enters the tank. If the heater remains powered, it will try to heat the water already in the tank. Once that water is used, the tank can become empty or nearly empty, leading to dry firing.
Electric heaters: Heating elements are designed to operate only in water. Without water, they can overheat to over 1,000°F in seconds, burning out the internal wire.
Gas heaters: The burner’s intense heat contacts the tank lining without water cooling, potentially warping or cracking the protective liner.
Safety steps to take
Turn off the heat source immediately after shutting off the water supply, especially if there’s any chance a hot water fixture will be opened.
For electric heaters: Locate the dedicated breaker in your electrical panel and turn it off.
For gas heaters: Turn the gas valve to the “off” or “pilot” position (do not fully shut off the gas line unless instructed by a professional) Regional Water Providers Consortium.
If you need hot water during the shut-off: Open a hot water fixture to keep the tank pressurized and prevent it from emptying completely.
When restarting: After the water supply is restored, refill the tank and reactivate the heater only when the tank is full and pressurized.Inform
