A record 25.2 million adults under 35 are living with their parents right now. More than at the peak of the pandemic.

This came out just yesterday from Realtor.com and it's the highest number ever recorded for this age group, surpassing even 2020.

Here's the part that should reframe how you think about this entire trend.

70% of adults under 35 living with a parent are employed. Many hold college degrees. This isn't a story about a generation that lacks ambition or qualifications.

Realtor.com's senior economist put it directly. This is a supply story, not an employment story.

The math behind it is brutal. The national median home listing price is $430,000, up 34.4% from 2019. Median asking rent has climbed to $1,673, up nearly 18% over the same period.

The country is short roughly 4 million homes, a gap that's only widened since the construction slowdown after 2008.

Had early 2000s living patterns held steady, 4.86 million fewer young adults would be living with their parents today. Instead the math simply doesn't work for an entire generation trying to step into independent living.

The breakdown by age tells an even more specific story. Adults 30 to 34 living with parents has DOUBLED since 2000, now sitting at 12.7%.

These are people who were 25 to 29 during the pandemic, right when rates and prices spiked, and they got stuck exactly when they should have been entering the market.
