Artificial Intelligence: NYSAR legal counsel, Anthony Gatto, and committee leaders advise brokerages to institute an office AI Policy. Remember: Public AI tools are not secure/confidential, and AI outputs can generate Fair Housing/steering liabilities.

NYSAR-Sponsored Legislation: Passed the state legislature and awaiting Governor action: (1) Increasing broker licensing requirement from 2 to 4 years experience; (2) Mandated public listing advertising/private listing disclosure safeguards.

Budget Wins: SEQRA environmental review reforms for new construction + $10M first-time homebuyer assistance.
