Good morning Hagerstown : update permits are working their way through the approval process, HOWEVER we know how that goes. Here is what I need to keep it moving. If anyone that follows this is a structural engineer and is familiar with the new regulations for shipping containers please reach out. I have reached out to a bunch of structural engineers and have had no luck. This is the sticking point and seems like the last step in this process.

What’s up Hagerstown. Little update I am moving through the permit process. The County has been very responsive and I appreciate that. I am working on specs for Containers with building as new codes have come out since I designed my third layout. I believe I am still on track and I will keep everyone updated best I can.

WADE Engineering, Semler, F&A Excavating have been very instramental in the progress and once again can’t wait to get done and lay septic and foundation. LETS GO AND GET THIS DONE !!! Thanks for all the support everyone

Good evening Hagerstown: Board approved my appeal tonight for zoning. We are officially able to move forward with permitting of the new Creekside. I am sure there will be changes needed by the County, but fingers crossed we will start foundation and septic in fall and have Creekside open by spring of 2026. Good Evening Hagerstown, I wanted to give an update. May 28th we will be in front of the zoning board, and hopefully we will receive the greenlight on zoning. This is a public hearing, which means you can come make your support known. Should we have a good showing and present our case to the zoning board, fingers crossed we can get back to the permit process and get rolling. Once I find out time there will be another post made. Time to make your support know for this place. Thank you in advance

Good morning Hagerstown. UPDATE. This week, I identified a zoning issue resulting from the County's failure to acknowledge Creekside's singular status as a commercial property amidst commercial surroundings. The expiration of our liquor license led to the lapse of conforming use. Fortunately, a seasoned zoning attorney has been retained to tackle this issue and is optimistic about securing a favorable resolution. Furthermore, Creekside has been earmarked for inclusion in the County's county-wide zoning changes scheduled for this year. I am actively collaborating with F&A to guarantee readiness to proceed immediately upon obtaining necessary permits. Ideally, this issue will be resolved without undue delay.

Hagerstown: I know everyone has seen the property for sale, as we have been through allot of BS with righting the wrong of this place. However I have received a lot of support from the community and we have decided to build Creekside. We have met with the zoning attorney and liquor board this week to ensure there will be no further road blocks. We should recieve some word back in the next couple of weeks. I will be cutting WADE engineering loose soon to apply for permitting, along with working with contractors to start scheduling the build out. This process has been extremely difficult due to the County and State regulations and what wasn’t done properly since Creekside originally opened . However I have heard from alot of the community and have decided to move forward with this build.

We are working with all parties to ensure we have no more road blocks and fingers crossed we can have this open sometime in 2025. Everyone involved on the back end of this whole situation to include WADE Engineering, County Commissioners, County permitting, Liquor board, and plenty of Attorneys deserve the recognition of this movement forward. I just wanted to give everyone an update as you will be seeing some public notifications coming out soon. I want to thank you all who have continued to send nice messages of support and to those have worked with us to resolve all the issues thus far.

Good Morning Hagerstown: UPDATE as many of you have been requesting. Electric pole has been moved to accommodate new deck. However the challenges continue to roll in, and it this point we are not sure when or if we will open back up. We have asked contractors to put a number on this bar for electrical, plumbing, sprinklers, etc. and all we keep getting is darts thrown at it. $1.7 million to build back for a pavilion with c-containers kitchen and bath is ridiculous not to include the $500K already dumped into it. CFP-International coming in with a quarter million dollar sprinkler plan, no Electrical contractor has been even willing to price it because its to small of a job. Well I agree with this being small however with the price tag you would think its a massive job. I have continued to ask for a break down of numbers which I have yet to see. We found out no permits have ever been pulled for this place, but inspections were done? and I am left to right the numerous wrongs. Now that you all have been updated understand that I really want to put this bar up as I know how much this place means to Hagerstown, but if I cant get some reasonable numbers and cooperation to do so, then I will sell the property. Just so you all know we continue daily to communicate with contractors for them to give us a break down in numbers, and I have yet to see them. For everyone that says we should of left it up, we could not renovate as the foundation of the existing structure was very unsafe and to fix that and renovate was $1.9 million with a 20% unknown clause.

UPDATE…..
We wanted to give everyone an update on the start of rebuilding Creekside. We are waiting on First Energy to remove the pole and lines which sit in the middle of our property. First Energy has been dragging their feet since last year . We have been dealing with them since June 2023 and have paid a substantial amount to remove the pole. Once this is accomplished we are ready to go. I can not give an expected completion date as we are at the mercy of them. I have made progress with their corporate office today and hope we get some movement. They will need to give notification to the neighborhood due to the size outage required to relocate the pole and lines. Once we see that we are at least 30 days until project is completed.

I apologize for the continued delay,but we have ran into nothing but issues from permitting, bad soil, utilities, etc. I am not giving up hope that we will open early summer as my contractor feels comfortable with a 12 week build time from start . Anyone that knows someone high up at First Energy that could help I would be greatly appreciative

Good afternoon Hagerstown : Just a friendly update demo is complete waiting on Potomac Edison to take the pole and lines down which were over the bike pad that we used as outside seating. The new building’s deck will be covering all that and more. Happy Holidays Hagerstown look forward to an awesome 2024 eating crabs and listening to some good music on the deck.
