As everyone knows, the Drunken Beaver was operating from this property in Easton, WI from October 25’ through June 26’. During that time, and prior to that, we invested countless hours, hard work, and our own money into getting the building open and keeping it operating. Because of that, we became VERY familiar with the property and its condition.
The property is now listed for sale, and a ‘Real Estate Condition Report’ has been included with the listing. Before that report was completed by the seller, we provided the seller’s attorney with a detailed written list of issues we believed prospective buyers should know about based on our firsthand experience with the property. We did this as a courtesy to the seller as well as the potential buyer. After reviewing the disclosure that accompanies this listing, SEVERAL key factors were not disclosed by the seller, just like they did with us when we took over the building.
Our purpose in sharing this information is not to discourage anyone from purchasing the property, but to make sure the potential buyer knows the truth about the condition of the building since MAJOR items were not accurately disclosed by the seller. Repairs estimating near $100K.
Given the condition of the building and our firsthand understanding of the work required, we submitted a $115,000 all-cash offer to purchase the property in late June. That offer was declined.
Our offer included the field across the road, which is essential for parking. Without that additional parcel, there simply isn’t enough space to provide adequate parking for a business operating at the property.
Everything below is based solely on our firsthand observations and experiences while operating the property through June 30, 2026, when we vacated the premises.
And by the way…let’s kill the septic tank rumor! The septic tank and leach field operate properly and have passed all required inspections!! They do not need to be moved across the road!
That rumor has been repeated long enough. It’s simply not true, and it’s time to put that claim to rest once and for all.
Below is the courtesy letter we previously provided to the seller’s attorney in an effort to make sure future buyers would be aware of the property’s condition. All of these need repairs/improvements were brought to the attention of the building owners while we occupied the premises, we were ignored.

Mr. Foss,
As a courtesy, we wanted to make sure the Foss family was aware of several issues we discovered with the building so there would be no unexpected surprises if the property were sold. This information is being provided solely as a courtesy for the benefit of future owners.
● The upstairs water pipes had burst long before we took possession of the building (according to our plumber), as had numerous other pipes throughout the property. Only the lower-level plumbing was repaired so the business could operate. The upstairs water serving the kitchen should not be turned on because it floods the upstairs kitchen.
● The upstairs toilet clogs and overflows very easily. It is very old.
● The upstairs electric stove does not have power.
● The upstairs washing machine fills with water but does not operate and must be emptied manually if turned on.
● We sealed one raccoon entry point as promised, but the animals later found another way into the attic and established a new nest.
● The outlet outside the men’s restroom begins smoking after being used for a period of time. Replacing the outlet did not solve the issue, and it was recommended that wiring inside the wall be replaced.
● If too much electrical load is placed on the bar area and front room simultaneously, the original fuse box blows fuses.
● Two electric baseboard heaters in the dining room do not function.
● BOTH furnaces have completely failed. Three HVAC technicians independently concluded they require full replacement. The water supply should not be turned on to either unit because one floods the bar area and the other floods the basement. There is no central air conditioning whatsoever.
● Although we replaced the sump pump, it can still overflow during heavy water flow. We were also advised that several fixtures appear to drain into the sump pit rather than the septic system and will need to be rerouted by a licensed plumber.
● If the water behind the bar is turned on too quickly, the drain cannot handle the volume and the area floods.
● The LP gas line behind the stove and grill had been red-tagged and required replacement. We were instructed on the proper startup procedure because failure to immediately light the pilot lights after opening the gas supply could allow gas to accumulate.
● The large fryer drain valve does not open, requiring oil to be removed manually.
● The hood exhaust system does not adequately remove smoke during heavy kitchen use.
● The walk-in cooler and walk-in freezer never operated while we were there. We received an estimate of approximately $12,000 for repairs.
● The steam table operates intermittently.
● The solarium roof leaks heavily whenever it rains. We routinely placed buckets throughout the room to collect water. Mold is present, and we were advised the carpeting should be removed and the concrete cleaned and sealed.
● During a storm, the dock light pole fell over. The electrical line supplying it remains energized, and our electrician was unable to locate the breaker. It should be treated as a potential safety hazard until repaired.
● The washed-out section of the parking lot continues to sink after rainfall and should be repaired before it worsens.
● The lateral pipe leading to the septic tank has a dip in it and should be replaced. A camera inspection identified a low spot beneath the rear sidewalk that repeatedly causes backups unless flushed out daily. We were informed this repair would be required to continue operating.
● Exposed electrical wiring running from the attic to the outdoor sign was capped for safety but still requires permanent repair.
We are sharing this information so future buyers can make informed decisions and operate the property as safely as possible. We genuinely hope whoever purchases the building succeeds, but we also believe they deserve to understand the condition of the property before making such a significant investment.
