🚨 ILLINOIS RENTERS — STARTING JANUARY 1, 2027, THOSE RANDOM RENTAL FEES ARE GETTING A LOT HARDER TO HIDE. 👀🏠

Illinois passed a new rental fee transparency law, and if you plan on renting in 2027, PAY ATTENTION.

🏠 Required non-optional fees must be disclosed in the rental listing or an accompanying link.

📄 Non-optional fees must appear on the FIRST PAGE of your lease. If a required fee isn’t properly listed there, the tenant isn’t liable for it.

💡 Landlords must disclose whether utilities are included in the rent.

💰 Rental application fees, including background checks, generally cannot exceed $50, with a limited exception for certain third-party screening costs.

⚠️ There are exceptions, including certain owner-occupied properties with 6 units or fewer.

The new requirements take effect January 1, 2027.

And THIS is why I tell renters: STOP just applying to everything you see online. 😭 Every application costs money, and applying blindly can have you throwing money away before you ever get the keys.

If you hire me to represent you on your rental search, my services are NOT free — and I’m worth the money. 💯

My broker compensation is one month’s rent. Landlords often cover 50% or even 100% of my fee. If they don’t cover the full amount, the renter is responsible for the remaining balance.

But understand what you’re paying for:

I WORK HARD. I MOVE FAST. AND I MOVE STRATEGICALLY.

I’m checking requirements BEFORE we waste time, communicating with listing agents, searching for options that actually fit your situation and helping you navigate the process from search to lease.
