Update for Daiquiris Wings Tacos Burgers 1488.
Unfortunately our landlord is being unfair.
His property required a full Shell-Buildout!
New HVAC install, New Electrical, New Plumbing, Gas, etc
I signed the 5-Year-Lease back in August 2022.
He agreed to provide me with the necessary Tenant-Improvement-Funds.
Sadly the landlord postponed issuing the Tenant-Improvement-Funds this entire time.
(He ruined my business strategy).
Now the landlord is demanding that we open our business without him providing me with the tenant-improvement-funds we agreed upon 👀
He optioned he’d rather give me the Tenant-Improvement-Funds in free-rent. But only after I pay my first months rent next week.
He’s threatened me with legal action if I don’t pay him by Monday.
The landlord Changes his story more than Satan sitting before God on judgement day.
The landlord stated that he knew I’d file a lawsuit,
and he’d counter with one of his own. (Just Wow)!!
The landlord stated that “All the Tenants in his strip-center have filed suit against him 👀
And it cost him $150k in legal fees, but he’s won every suit.
And he raised their rent to recoup his legal fees 😬
And he further stated that he didn’t mind a 2 year legal battle.
Any advice?
I’ve invested $150k+ so far and I’d hate lose it.
Liquor License (paid in full) $10k
$100k Custom Modern Bar (got it for a little less though)
Full Commercial Kitchen w/12ftVentHood 30k+
Custom Restaurant Furniture.
9 New Daiquiri Machines, Toilets, Sinks, Tile etc
just about Everything to get going.
I foresee one-million (more or less) in revenue annually.
So this is so disheartening. All in all, I’d rather see someone else win with me instead of wasting this investment.
