The Royal Oak pub, Station Road, Crawley Down, West Sussex RH10 4HZ was closed at the end of February 2015 by the owner who is a property developer & who apparently did not wish to see the pub viable. On 20th March 2015 it was put up for sale for possible conversion of the premises into a supermarket. The Pub is listed as an Asset of Community Value and an Article 4 Direction was placed on it by MSDC on 20.2.15. It was apparent from the Crawley Down Village page that there is a lot of strong feeling in the community that it should remain a pub at the heart of the village. This page was created to find as many supporters who use Facebook to show any future developer how strongly we wish to oppose any development and that, as a community, we intend to keep The Royal Oak running as a viable business. On the evening of Monday 24th August 2026, members of the STROP team attended the virtual meeting hosted by Cordage Group, who presented their plans for redevelopment of the Royal Oak Site.

A number of people could not gain access to the meeting and Cordage said that they would provide a transcript of the virtual call at some point.

Their plans included building a new two-storey Co Op shop on the site of the barn next to the pub. Their proposals also included residential development of the 1st and 2nd floors of the pub, with an allowance for “community space” on the ground floor.

They are NOT considering providing this space for use as a pub.

They quoted a figure somewhere in the region of £2.3m to restore the pub building to a working pub, which they consider to be unviable.

The main objections raised were around loss of light and privacy to the owners of Royal Oak cottages and a complete absence of parking for residents and shoppers.

Concerns were also raised around the proposal of a loading bay on Station Road, in front of the new shop.

Cordage have apparently been working with the owner, Miranda Khadr, since the start of the year and also with the Co Op to develop their plans.

Apparently they also commissioned a traffic survey, which suggested the development would deliver “no issues” to parking in the centre of the village?!!!!!

PUBLIC CONSULTATION : Mon 24 August 2026

If this new supermarket is approved it will be the DEATH of the shops in the village centre. The Co-op building will lie empty, Morrisons will close and so will Flanagans as they simply will not be able to compete with a bigger supermarket across the road. And where will residents of THREE flats park their multiple cars in an already overcrowded area?

The following questions need to be answered:

*** why are you not meeting with the village residents IN PERSON at the local community centre (The Haven) but instead only offering an online, virtual consultation where you can pick/choose who has a voice and who is muted
*** does Miranda Khadr no longer own the premises? Has she finally sold it to David Roberts (Head of Cordage Group)? (He was involved 12 years ago when the pub was first closed down).
*** why does the AI image MISLEADINGLY show a landscaped area to the left of the property (as you look at it in the picture). This is deceptive because it is not possible because there is a house where you have shown a lawn.
*** how do you propose any form of "landscaping" when the image shows the entire premises covered in buildings? The ONLY space left is the right of the property - but this is land OWNED by Worth Parish Council, not the Pub
*** an F2 Community Space is NOT a pub. Where in these plans is the space to refurbish and provide the village with a much wanted and much needed pub again?
*** have the Co-op actually shown interest in these plans? The last contact with their CEO confirmed there was no such interest - yet you have used the Co-op brand in your image. The village already has a Co-op opposite The Royal Oak. Anyone wishing to use a larger store can use the towns of East Grinstead or Crawley. Crawley Down is a village, and not intended to be needed to support a larger supermarket. And *** if you close the existing Co-op, what will happen to those premises?
*** how will you support the other retail businesses in the village centre from not going into administration (a butcher, a Morrisons, the existing Co-op)
*** there is NO extra parking available in the village centre, so where will the occupants of the three apartments park? This will be a minimum of one car per flat, likely two per flat, and you would also need to make at least one EV charging point available. Where do you propose putting these?
