Just a brief update - had some very positive talks with a prospective large investor who is interested in creating a partnership with us to run Monks Walk as a community pub with accommodation.
If discussions between us continue to go well I'm hoping we might be in a position to make a serious offer to buy within the next month(s). Got to wait on a few things but seriously hopeful that, at long last, the end of the sage might be in sight, in which case I shall be able to ask you to confirm your pledges before too much longer.
Here's hoping, and thanks for your patience so far..

Hold your breath because it's early days yet, but there is a possibility of a new investor coming on the scene to assist in our ambitions to buy Monks Walk.
Only a few tentative thoughts so far but we appear to be in tune. Here's hopiing.

A fairly long post coming, so grab yourself a coffee and put your feet up while I blather on.
Many of you will have read that I've signed a deal to run The Lord Nelson pub just a few hundred yards fro m Monks Walk. (For those of you who don't know where it is - and there's a surprising number of you - it's at the east end of the Minster, between The Sun and the level crossing).
I have no plans to quit Monks Walk but the Nelson is, if you like, a Plan B, Plan A continues to be to buy the Monks but, until the money is there, we remain vulnerable to someone else coming in with the cash and taking it away. So if you know of anyone who'd like to help us with a loan then please suggest they get in touch. We're already well on the way, but there's still a large hole to fill.
Plan B can run alongside Plan A or stand alone. It's a surprisingly large pub area with a decent-sized beer garden and my wonderful staff are currently in there, cleaning the walls and getting ready to give it a thorough repaint which should brighten it up and make it much more attractive. Just waiting for those tins to arrive at Wilkos now.
It's not going to be a clone of Monks, but it will try and create the same sort of relaxed atmosphere for couples, dog-walkers, single women, single men, families and groups of all ages as we have at the moment. There will be a greater emphasis on wines, soft drinks, spirits and cocktails but we shall still be serving local ales from Great Newsome and Wold Top alongside. The range will be restricted so I'll stick to the ever-popular ales like Anglers Reward and Wold Gold. We'll also have a wide range of lagers from Carling through to Pravha and keg beers from Brew Dog.
And that's the plan - reopening once the paint has dried some time during week commencing 17th July. I'll see if there's a suitable anniversary date we can hang it around to make it a bit special and let you all know.
Anyway, that's it for now

Well, after many, many months of trying I've finally found someone who is willing to lend nearly £500,000 to buy Monks Walk, topping up the sums already promised in loans by customers and supporters. It's guaranteed by security over my house, my wife's bed and breakfast business and the freehold of the pub itself so it's asset-backed at least twice over.
For this act of generosity the lenders only want to charge me 15% interest. 15%!!! Bloody ridiculous!!!
So, thanks but no thanks. I'll have to see if, for example, a few generous souls in Beverley with very large pension funds would like to widen their portfolios with a stake in Monks Walk Inn Ltd, or perhaps many others would like to join the existing community of investors, otherwise it's going to be extremely difficult to achieve what we want.
Still, onwards and upwards.

FOR SALE: No need to panic folks, there's been no practical change at Monks Walk despite the sign going up in the front. The pub continues to be up for sale, as it has been for several years, and I am the preferred buyer, but I have yet to find sufficient funding to make a properly financed bid. Bloody banks have wasted so much of my time over the last months before withdrawing any practical element of support, so we're keeping on down the path of private investors - work in progress.
We will continue to run Monks Walk for the foreseeable future - and beyond if all goes well. However, if a mad millionaire comes along and wants to pay over-the-odds then there's not a lot we can do about it at the moment- but that's always been the case.. No one has shown up in the four years since it first went on the books of Barry Crux, however so it may be that this throw of the dice will have the effect of reminding the owners that most people think it is over-priced at the moment.
However, we continue to believe we can complete the deal and we continue working towards it, so if you want to help us out just pop in and have a quick word with yours truly.
And thanks for your continuing interest.
Neil

At last - our first year's audited accounts are out and, the shock news is that we made a loss - of £776!!
The previous management appeared to lose about £40,000 before they ran away and left their debts behind so we've done quite well, methinks.
I'll upload the full accounts later today.

Just a quick note to update everyone. Nothing is happening at the moment with regard to external funding as everyone is keeping their hands in their pockets until after the general election and we see what interest rates are likely to be over the next few months/years. As soon as the dust clears I'll let you know how we're going ahead.
Sorry, but sometimes that pesky outside world intrudes and delays real life. Ho hum.

I sent out information to everyone on my mailing list yesterday but two addresses were bounced back. I've tried to make contact via phone but no joy nut if anyone who hasn't received the email and is still interested emails me via [email protected] I'll try again.

08/05/2017

The draft loan agreement is now available to view, if you'd like to inspect it in its raw form.
I intend to send out a copy to everyone on my mailing list later on today but if you haven't received one by close of play on Tuesday just drop me a line at [email protected] and I'll come straight back to you.

Have now got the templates for the loan agreements from the solicitors and will be emailing them out to everyone who expressed an interest tomorrow.
Sorry for the delay - my solicitor has been unwell, I gather.
Fully audited first year trading accounts should be ready in one week.

Apologies for not updating with more information - unfortunately I've been on the receiving end of phone-change problems for several days and unable to access much outside my own computer.
I hope to be able to post something on Tuesday.

The meeting on Thursday was incredibly positive and the net result was in excess of £70,000 pledged which, with the sums already offered have nearly doubled our reserves - so many, many thanks to everyone who has already come forward to support the purchase of Monks Walk.
It was also quite moving to hear some of the positive comments about the changes we've made to the building over the last year and how so many people are grateful for what we've been doing. Hopefully this will continue to develop over the next few months, particularly if we manage to get a nice little cafe working from Monks Bar for lunchtime visitors.
Now that the first anniversary is out of the way I will concentrate on buidling up some information on this page for current and would-be investors, although I will have to get some of it audited before I can post detailed figures. Until then, however, I'm uploading a few of the graphs which were used in my presentation. These demonstrate the steady growth in business on a day-by-day basis and are backed up by a substantial statisitcal record which will eventually be uploaded.
At least everyone should be able to read the legends alongside the graphs this way - which is more than I could when I was standing right by them.
Thanks for reading. The all-important projections for years two and three will be coming in due course.
