Ah, the age old “chicken or the egg” question.
Which Comes First… The Tiny House or the Land?
It’s one of the most common questions we get asked in the DMs.
So here’s the definitive answer, and we’ll do our best to cover all scenarios for you.
# # Do I get the Tiny House first, or organise the land first?
You’ll often see more risk-averse people in comment sections saying things like:
“Don’t even think about getting a Tiny House until you’ve secured the land first. That’s the hard part.”
We actually disagree.
There are two completely different scenarios at play here, and the answer depends entirely on which path you’re taking.
# # Scenario 1: You’re commissioning a brand-new Tiny House build
If you’re building a brand-new Tiny House through a builder, we generally recommend beginning your land search approximately 4 to 6 months before the estimated completion date of your Tiny House- which often ties in roughly with the timing of signing your build contract.
That means signing up for an Apply For Listings membership with us around that timeframe.
Why?
Because if you’re quite specific about where you want to live and don’t have a lot of flexibility around location, there may not immediately be a suitable listing available in that exact area when you join.
By getting started 4 to 6 months out, it gives us enough time to:
✅ Conduct active host outreach in your preferred region
✅ Speak with potential landowners
✅ Answer questions and educate hosts
✅ Help suitable hosts prepare their sites if required
✅ Increase your chances of finding the right fit within your desired timeline
This approach also means your Tiny House can potentially be delivered directly from the builder straight onto your new site.
That being said, we generally don’t recommend starting your search much further out than this.
Why?
Because if you secure the perfect site 12 months before you actually need it, it’s not really fair to expect a host to “hold” that site indefinitely without income.
A lot can change in that timeframe.
You may:
❌ Choose a different Tiny House
❌ Change locations
❌ Change your budget
❌ Delay your plans
❌ Decide not to move forward at all
And honestly, we’ve seen this happen many times with people searching independently outside our platform before their finance, builder selection, or plans are properly locked in.
We always want to remain fair to our hosts and not leave them in the lurch without income, so in most cases, 4 to 6 months is the sweet spot.
# # Scenario 2: You’re buying a pre-loved Tiny House or display model
This is completely different.
If you’re purchasing:
- A pre-loved Tiny House
- A ready-built new home
- An expo display Tiny House
…then yes, you will generally want your parking spot ready to go before making that purchase.
In this situation, we recommend starting your Apply For Listings membership as soon as you’re genuinely ready to commit to purchasing a Tiny House and making the move.
You can secure a site, apply for listings, and even sign a lease before you physically own the Tiny House.
However, to remain fair to the landowner, we may require proof of available funds to confirm you are genuinely in a position to purchase.
The reason for this is simple:
We don’t want hosts left holding vacant sites without income while someone is still “thinking about it”.
# # Want more certainty before committing to your Tiny House?
There is also a middle ground here.
Some people understandably want a little more certainty around land before committing to a builder or purchasing a Tiny House.
In some cases, you may be able to secure a lease prior to formally committing to the Tiny House itself.
However, this usually involves paying the host some kind of holding fee until you’re ready to move onto the property.
Importantly, our lease agreement includes specific clauses that cover this exact scenario and help protect the host if plans change or the move doesn’t proceed.
As always:
- Do your checks and balances
- Make sure expectations are clearly documented
- And always use a proper lease agreement (like ours)
# # There are always exceptions
Some areas are simply much harder than others.
If you’re looking in highly sought-after regions such as:
- Gold Coast, QLD
- Mornington Peninsula, VIC
- Northern Rivers, NSW
…we would strongly suggest allowing more than six months for host outreach.
Why?
Because often there’s a significant lead time between:
- Our first conversation with a potential host
- Them becoming comfortable with the process
- Site works being completed
- And them actually being ready to sign a lease
In some cases, we’ve onboarded hosts we’ve been speaking with on and off for years before they were finally ready to move forward.
# # So… what’s the answer?
The short version is:
- Custom build? Start your land search around 4 to 6 months before completion.
- Pre-loved or ready-now Tiny House? Secure the site first, or at least simultaneously.
- Highly competitive areas? Allow more time.
Every situation is different, but hopefully this gives you a much clearer understanding of how the timing generally works in the real world.
