I can't believe these conniving real estate lizards actually think of ways to deny affordable housing to the less well off.
Quote from ABC news: "The covenant in the contract of sale......states the property "cannot be used for public or social housing".

The use of a "restrictive covenant" — which excludes use of the land for public housing at a new Tasmanian real estate development — has been condemned by housing advocates.

It's no secret that the ruthless real estate racket is condoned nation wide with shameless collusion at all levels of government and with the regulators who are directly charged with governance of the suss industry.

First Dog's focus on facts induces raised eye brows, closed eyes, and head shaking.

Screen shots of a Milk tanker encountered on the Derby Back Road about 200 metres North of the Southern Telita Road intersection.

The DashCam is in a Subaru Forester.
Culvert to the left and the roo-bar scraped the plastic guide-post.

Subaru at 47kph braked down to 41kph as the tanker went past.
Tanker estimated at 60 or 70kph quickly braked down to 50kph
Closing speed estimated in excess of 115kph.

This sort of thing is now a common occurrence for users of the Derby Back Road.

The Dorset Mayor and others who don't have the local area experience and don't have to live with the daily chaos and the associated dangers that have resulted from the inception of mass tourism into the area, have deemed that the main street of Derby, which is the major route Tasman Highway, should be left to the bike riders to swarm over, and parade on, and play on.
All the impeded Tasman Highway traffic can be diverted to the narrow antiquated Derby Back Road with it's tight serpentine sections, undulations and crests.

In the process of course, adding inherent vehicle traffic risk and danger...to another once peaceful pastoral local country carriageway.
Another aspect of mass tourism that locals will pay for in many ways in time to come.

Taking dogs onto the Derby mountain bike trails has grown in popularity over recent years. For them to run or roam off leash through eighty year old regrowth forests that have been supporting numerous populations of native animals and birds in those mostly long undisturbed and once secluded forests.

Adjunct to the adventure industry, 'adventure dogs' with or without upmarket boots and trail accessories and family pets of assorted breeds and sizes are becoming part of the bike scene here and the 'adventure industry' overall.

Quote: "The presence of dogs causes wildlife to move away,
temporarily or permanently reducing the amount of available habitat in which to feed, breed and rest......the scent of dogs repels wildlife and the effects remain after the dogs are gone."

Below is a downloadable PDF fact sheet.

Addendum:
It seems that this post promoting the idea of taking of "adventure dogs' into our native forests (on which I commented) has been taken down.
But...it is preserved in screen shots.

These are the same people who talk about the forests and bush where their mountain bike trails are as "the wild", or "the wilderness", although the forests are obviously only around eighty year old native regrowth within easy distance to their Airbnb abodes and restaurants.

They seem selectively clueless about the lasting damage that they, their trails, their bikes, and their dogs do to the forest environment and the effects of disturbance to the native animal and bird populations to whom dogs are a predator.

Awesome...apparently.

An alarming and worrisome read.
It will happen elsewhere.

‘Notice how you feel’, the tour copy suggests, as the forest gives way to a clear-felled expanse. On the map, a key highlights points of interest: from those areas a patient visitor might be able to spotlight a Leadbeater’s possum, to coupes that are open for logging. Often, these areas overla...

Cascade Dam Road Creek Diversion - Video No. 2 of 2:

The second video continues on from the fallen tree on up the road to the point of a very sharp left turn elbow where a creek exits the forest to continue under the road through a culvert pipe...which is obviously blocked.

Of course the creek diverts down hill to pool and flow directly into the land-slip site and contribute to the collapse.

Cascade Dam Road Creek Diversion - Video No 1 of 2:

This is the first of two short video clips that show a diverted creek running down to the major land-slip below the Cascade Dam Road.
These clips were made on the 14th October, 2022.
Sorry about the wind noise.

At the start of this first video clip the water running down hill is pooling at the low end of the gravel section on the Cascade Dam Road, a low sump with nowhere else to go other than through the under road culvert pipe (which is obviously blocked) or pool up and flow across the road surface and down over the bank and down hill fast.
There might even be more than one under road culvert pipe beneath that water pool.

This water pool is directly above the land-slip which is over and down the bank to the left where the water is flowing, its been feeding straight into it for many hours and obviously at a far greater volume.
This spot can be orientated on the main image from the quad-copter used by Jeff Jennings.
The water pool is on the road curve directly above the land-slip.

The road edge culvert is meant to take water from off the road surface and the ground run off between the sump culvert pipes and the culvert pipe just past the fallen tree further up the road...but it too is blocked

Several people have asked me about the Council owned land above Derby.
The Council recently announced a proposal to sell off the land parcel for more residential blocks to be available for development.

The NE Advertiser published a Google map section of the area by delineating the land in question with a red outline.
I've referenced the LISTMap and drawn a more accurate positioning of the Council land over the image that was published.

The yellow outline is the Council's actual block of land which encompasses the "Duck Pond", once the water storage and supply for Derby town pre Taswater and pre Winnaleah Irrigation Scheme.
The green lines denote Forestry land.
The white lines denote Crown land.
The orange cross hatch denotes private land.

An interesting day at a special scenic and spiritual site, with wonderful hosts and a gathering of friendly people with like minds and a relaxed comradery.
Even if the sun is shining and it's hot be prepared...Musselroe Bay winds are an endless constant force ranging from mild warm and gentle, to all out blow the dog off the lead.
There's plenty of shelter about the grounds and beach but it always pays to bring a wind proof coat and a chin-strap for your beanie just in case.

A diverted creek was flowing across the road above the slip site.
The creek culvert pipe and the other culvert pipes down along the road meant to handle run-off under the road were all partially or fully blocked for who knows how long during that intense rain period around the 14th of this month.

These are a series of screen grabs of the creek eroding the side of the new road surface on it's way down to the slip site.
