INTEREST RATE UPDATE

The Bank of England will announce its latest interest-rate decision tomorrow, Thursday 17 September.

The current Bank Rate is 3.75%, and it is widely expected to remain unchanged this week. However, this is not guaranteed.

UK inflation increased to 3.1% in August, up from 2.9% in July and above the Bank of England’s 2% target. This makes an immediate reduction in interest rates unlikely.

If you are struggling with your mortgage payments, do not ignore the problem. The Mortgage Charter may allow eligible borrowers who are up to date with their payments to:

• Switch temporarily to interest-only payments for six months
• Extend the mortgage term to reduce monthly payments
• Return to the original mortgage term within six months
• Access these options without a new affordability assessment or damage to their credit score

These measures can reduce payments in the short term, but they may increase the total interest paid and could result in higher payments later.

If you are already in arrears, contact your lender immediately and ask what support is available. Speaking to your lender about your options will not affect your credit score.

Always take advice from your lender or a qualified mortgage adviser before making any changes.

YOU’VE SOLD YOUR PROPERTY. THEN IT ALL GOES WRONG.

Sometimes agreeing the sale is the easy part.

The real work begins after the offer is accepted. Your agent should be progressing the sale, contacting the buyer and solicitors, keeping detailed notes and telling you exactly what still needs to be resolved.

But what happens when:

Your agent lacks experience in progressing sales through to legal completion.

Your file is passed around a branch, with different people having a go but nobody taking responsibility.

The lead agent or business owner isn’t personally overseeing the progression.

Nobody regularly contacts your buyer or their solicitor.

There is no proper handover and no clear record of what needs chasing.

Weeks pass without meaningful updates.

Then your buyer loses confidence, finds another property and pulls out.

You are back on the market, potentially facing a price reduction and around £1,000 in solicitor’s fees for a sale that never completed.

That cheap agency fee suddenly doesn’t look so cheap.

Choosing an estate agent isn’t only about who can find you a buyer. It’s about who has the experience, determination and systems to keep that buyer and get your sale legally completed.

We don’t hand your sale progression to an unknown third party. We remain involved, keep detailed notes and regularly chase everyone connected to the transaction.

While here celebrating our 20 th anniversary in Barbados, we found a desperately ill stray cat who appeared to be dying from severe cat flu.

We couldn’t simply walk away. We took him to a local vet and were then introduced to Safe Cats of Barbados, where two incredible ladies are working tirelessly to rescue, treat and care for vulnerable cats across the island.

They are doing all of this with very little publicity or financial support, despite the enormous difference they make every day.

After visiting them and seeing their work for ourselves, I promised I would help raise awareness. Over the next few days, I will be sharing more about their rescue, the cats they care for and how people can support them.

Sometimes one small act can save a life. Please follow and share their story when I post further details.
